Why do I need a settlement agent?

In practice you need one because settlements are completed electronically and only a licensed settlement agent or a lawyer can transact on the platform. If you act for yourself you must complete settlement manually on paper forms and attend settlement in person.

There are other factors to consider, such as the bank discharging a mortgage, the local authority, Landgate, the duty assessment and liaising with all parties for the settlement date. See How to choose a settlement agent in Perth and Settlement agent, conveyancer or lawyer.
