What is the O&A?

The O&A is the offer and acceptance contract. It’s how most real estate in Western Australia is bought and sold. Its full name is the Contract for Sale of Land or Strata Title by Offer and Acceptance, published jointly by the Real Estate Institute of Western Australia and the Law Society of Western Australia.

It runs to three pages and it looks simple. It isn’t, because it incorporates the General Conditions, a separate booklet that carries the detailed terms and forms part of your contract even though it is not attached to it.

Both are updated from time to time. The current edition of the General Conditions was issued in 2022. If you are buying or selling, you need to understand both or have someone acting for you who does.
